Can I cancel my Application at any time without penalty and get the $200.00 refunded?
By law, you are allowed to cancel your Application up to 48 hours after you sign it. If you cancel within that time, you will receive a full refund of $200.00. Any cancellation after 48 hours will result in a loss of the $200.00 Application fee.
When should I turn in my Contract?
You have 30 days after you turn in your application and deposit/application fee to complete your contract. If you do not turn in the contract by that time, you will forfeit your deposit/application fee.
Can I cancel my Contract?
There are two ways to cancel your contract. The first is by selling your contract to another person. The other way is to pay a Contract Cancellation fee of one half of the amount of the total contract. In either case, the $200.00 Application Fee/Damage Deposit will be retained by University Plaza. The Management Office can provide you with the proper paperwork to complete for either type of cancellation.
Can I change my two semester Contract to a one semester Contract?
No. Once a Contract has been signed for one or two semesters, the resident is responsible for the entire cost. One semester Contracts are sold on a limited basis and there is an extra charge.
Can I change my one semester Contract to a two semester Contract?
Yes, only if your one semester Contract is a Fall Only Contract. If you do, the premium you have paid toward the one semester Contract will be deducted from your balance one the second semester.
Am I still responsible for my contract even if my parents did not sign my contract?
Yes, a signed contract by anyone 18 or older is a binding legal document. The guarantor's (or co-signer) signature is requested because of the amount of the contract is significantly large. Often students do not have enough credit to cover such financial obligations.
What is included in my contract?
Your contract is for Room and Board. Extra amenities, such as the weight room, swimming pool, computer lab, and game room are offered for your use free of charge, but are not part of your contract. University Plaza reserves the right to change hours or shut down certain areas if necessary for repair or safety concerns. Although we will do our best to accommodate requests for preferred floor, roommate, suitemate, and room, University Plaza makes no guarantees and reserves the right to make changes as deemed necessary.

When are my payments due?
Payment is due, in full, for the fall semester on July 1 and for the spring semester on December 1. If you cannot pay the entire amount of the contract by these dates, you may be eligible for a Payment Plan. Payment Plans allow you to pay over time instead of paying by the due dates. Service fees do apply.
Do you accept financial aid?
Yes, financial aid is accepted by University Plaza. Normally, payment for the entire semester is due before the semester begins. However, if you are receiving financial aid, you can qualify for a Payment Plan which will delay the majority of your balance until after the semester begins. In order to qualify, you will need to provide proof of financial aid (your awards letter or a letter from your school verifying that you are receiving financial aid). A monthly processing fee will be added to your bill as long as you have a balance due. It's important to remember that your financial aid will be sent to you and you are responsible for bringing it to us. See Payment Plans for more information.
What is a Payment Plan?
If you qualify, you will be allowed to go on a Payment Plan for your Room and Board. This allows you to pay over time instead of paying the balance prior to the beginning of the semester. What type of Payment Plan you qualify for depends on what institution of higher learning you are attending.
NORTHERN ILLINOIS UNIVERSITY STUDENTS
If you are a NIU student, you will need to make a payment of $500.00 by the due date (July 1 for the fall semester and December 1 for the spring semester). The remainder of your balance is then divided into three equal payments due on the first of each successive month.
KISHWAUKEE COLLEGE STUDENTS
If you are Kishwaukee Community College student, you will be required to pay 1/3 by the due date (July 1 for fall semester and December 1 for spring semester). Your balance is then divided into three equal payments and will be due on the first of each successive month.Service fees do apply as long as you carry a balance.
It's important to remember that your financial aid will be sent to you and you are responsible for bringing it to us.
When will my damage deposit be returned?
Expect to receive your damage deposit, minus any deductions, about 6-8 weeks after you have fulfilled your contract and left University Plaza. Residents will be held responsible for damage within Resident's room and for any damage by Resident or Resident's guests in the common areas of the Plaza. Damage which is not assessable to specific residents will be prorated and assessed to all residents of the damaged floor, tower, or towers.

Can I have a zero meal plan?
Room and Board Plans are sold as a package. All room types include a meal plan of your choice. We do not sell rooms separate from meal plans.
Can I change my meal plan at any time?
Residents can upgrade their meal plan at any time. If you are interested in downgrading, you must do so prior to move-in or during the winter break.

Will I have to pay for anything else once I move in?
We do offer some optional amenities at an additional charge. Internet, parking, and some activities are all optional amenities that can be secured at an additional charge. What will be in my room?
University Plaza will provide a three drawer dresser, blinds, twin extra long mattress, bed frame, and a desk and chair. All rooms are carpeted. If you have any questions, contact sales@uplaza.com.
Where do I hook up my computer or my phone?
Internet and phone ports are located in each room. You will need to provide your own phone. There are no activation or monthly fees, but residents must sign a phone agreement before service can be activated. Reasonable phone rates will apply. The Internet is available at an additional cost. Prior to Move-In you will receive more information in the mail regarding service fees and rates. If you have any questions, contact telecom@uplaza.com.
Where do I hook up my TV for cable?
The cable box is located on one of the walls near the air unit. The resident must connect the cable box with coax cable from a VCR or television and use the auto program feature on their television or VCR to set the channels to cable reception. Coax cable is not provided, but it is sold during move-in and in the Management Office while supplies last. Or it can be purchased at most large retail stores. We reserve the right to change or discontinue service at any time. If you have any questions, contact telecom@uplaza.com.
What items should I bring and what items should I leave at home?
DeKalb City Fire Code prohibits the use of extension cords, halogen lamps, open lamps, candles and incense (even if they are used for decoration or scent). No cooking appliances are allowed in the rooms. This includes toasters, grills, hot plates, and microwaves. Micro-fridges are allowed. In addition, the fire code prohibits all but metal trash receptacles. In place of extension cords, you may bring surge protected power strips with reset buttons. See the University Plaza Resident Guidebook for more information on what to bring.
You will need to provide your own sheets (twin, extra long), pillows, pillow cases, blankets, bedspread, towels, metal wastebasket and desk lamp (make sure it is non-halogen). Bring a coaxial cable to hook up your TV (if you have one). Coaxial cables can also be purchased at the Plaza while supplies last. Also, don't forget any toiletries that you will need. Do I need extra insurance to protect my items?
Yes. University Plaza is not responsible for loss or damage to Resident's personal property, whether in the Resident's room, storage rooms or other assigned places. It is recommended that students have adequate insurance to cover any possible loss, damage, destruction or theft of personal property. Most home owners insurance policies cover personal property for students away at school. The Plaza encourages you to check with your parent's insurance carrier to see if you are covered.

Can I have an overnight guest?
Sure. We recommend that you first get the approval of your suitemate and/or roommates to make sure they are comfortable with an overnight guest in the room.
Guests who arrive after 10:30 p.m. must sign in with University Plaza Security. While in the building they must be escorted at all times by the Resident and must obey all University Plaza policies and regulations. Residents are responsible for the behavior and conduct of their guests and will be held accountable for their actions.
You may sign up for a Visitor Parking Pass at the Front Desk or with Security for your guest so that they may gain access to the main parking lot. Make sure this pass is displayed in the proper place to prevent your guest's car from being towed.

What if I lose my keys or ID?
You can get a replacement key or ID through the Front Desk. There is a $35 replacement charge for an ID and a $35 replacement charge for each key lost. There may be additional charges if re-keying the door to your room or suite is necessary.
What do I do if the Fire Alarm goes off?
Evacuate the building immediately. Leave your room, closing both the inside and the outside doors when you leave. Do not use the elevators; use the stairs to evacuate to the field behind the building. Residents are not allowed in the parking area since this area needs to be kept clear for emergency vehicles. University Plaza does not conduct fire drills so all alarms are real unless it is posted that we will be testing the fire alarm system.
Can I move in early?
If you have academic or athletic responsibilities that require you to be on campus early, you will be allowed to move in up to ten days prior to the beginning of move-in. Extra fees do apply and you will be required to complete an Early Move-In Agreement. Please note that not all amenities will be available during early move-in times, no meals will be served, and the Resident agrees to move into the room "as is" and forfeits the standard cleaning, painting, and maintenance that will be happening prior to move-in.

Can I stay in the building over breaks?
If you have selected the 9-Month Option with University Plaza you are allowed to stay during all the breaks during the regular school year (there is an additional cost for a 9-Month Contract). If you need to stay for an extra day or need to stay only during one break, contact the Management Office at 815.758.0666 to make arrangements. In most cases, permission for an extension is granted. Extra fees may apply. Residents must sign up with the Administrative Assistant in the Management Office and sign an extension form. What is the Kishwaukee Experience Floor?
This floor was created especially to house Kishwaukee College students. All Kishwaukee students who have not lived at University Plaza previously are required to live on this floor. If you have lived at the Plaza for at least a year, you may choose to live on this floor or any other floor. The Kishwaukee Experience floor concentrates on building school spirit and involvement. The community atmosphere will encourage KC students to make friends and get involved in the happenings at their school. It will engender a feeling of belonging and pride for Kishwaukee College.
Where can I get on the bus to get to Kishwaukee College?
The bus stop for Kishwaukee College is directly in front of the Plaza on Annie Glidden Road. It stops twice in the morning, at approximately 7:35 a.m. and 8:35 a.m. It returns from Kishwaukee College at 1 p.m., 2 p.m., and 3:30 p.m., leaving from the North Main Entrance. What is a Quiet Lifestyle Floor?
Quiet hours are in effect on quiet lifestyle floors 24 hours a day, seven days a week, except for Fridays from 4 p.m. to 11 p.m. and Saturdays from noon (12 p.m.) until 11 p.m., during which time courtesy hours are in effect.
What is the Community Service Floor?
This floor offers a unique opportunity to get involved in leadership opportunities and service projects at school and in the community. Activities on this floor are designed to enhance the student's educational experience and stimulate peer interaction and support. This floor will be actively involved in the mentoring program, take special field trips, and plan service projects together.
What is the Newman Floor?
The Newman Catholic Student Center's Student Ministry Team seeks "to participate in the life of the community through worship, evangelization, education, justice and social peace." This floor is a collective effort by University Plaza and the Newman Center to provide an environment for residents who wish to pursue these goals, and who wish to use our combined reserves in order to help, and become more involved with the community. This floor will have the opportunity to further the partnership with the Newman Center by planning and participating in a variety of activities proposed by like-minded individuals. Residency on this floor is nondenominational, and open to students of all beliefs and faiths.
